Marketing Tools - GER uses a strong marketing strategy to attract quality tenants to your property and units, which can include yard signs, local newspaper ads, online video ads, and Internet advertising.
Bookkeeping Services - GER offers bookkeeping services with monthly financial statements, and monthly billing to tenants if necessary.
Tenant Screening – One of GER qualified staff members will meet with any possible tenants to discuss all details of the property or unit. Each tenant is required to fill out a rental application and must be approved after the application process, which can include a background check and/or credit check. All tenants are required to give at least three references and a place of employment if applicable.
Rent and security deposit collections- GER takes care of all rent collections and security deposit collections. Tenants pay rent and security directly to us. All rent is due by the 1st of every month, if it is received in our office after the 5th a late fee is assessed.
Legal Contracts – GER ensures that every tenant will have to sign a lease and provide us with contact information before the move in date. GER can develop all legal contracts.
Lease Renewals – Prior to any lease expiring, GER will contact you to discuss New Lease Options. Renewal arrangements are then reviewed with the tenant. If the current tenant decides not to renew, GER will take the next steps in finding a new tenant.
Eviction processes – GER oversee the entire eviction process from past due rent notices, eviction notices, and legal actions.
Scheduling and showing of property – GER will schedule and show each property or unit as necessary 6 days a week.
Renovations and remodeling – GER has extensive knowledge in renovations and remodeling of apartments, offices, houses, and garages. We oversee all aspects of construction and use only professional contractors. GER uses contractor and vendor bidding to make sure the property owner receives the best quality work at the most affordable rates.
Repairs and Maintenance – Tenants will contact GER directly about any problems that need repairing or maintenance. GER will also do routine interior and exterior maintenance inspections of each property or unit and give the owner a full report. Since, GER already as on-staff contractors, repairs are taken care of immediately.
